Terms and Conditions

The contract of letting is between the guest ("the guest") and the Manager, Issy Tibbs.

​The Owners accept no responsibility for personal injury to the guest and /or his/her invitees (jointly known as the Holidaymakers), or loss of or consequential loss or damage to their property, or for other matters over which the owner has no control.

​This agreement is made on the basis that the property ("the property") is to be occupied by the Holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9. The Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

​Bookings cannot be accepted from persons under 18 years of age.​

​The Holidaymakers shall keep the property and all the furniture, fixtures and fittings in or on the property in the same state as at the commencement of the holiday, and shall leave the property in the same state of cleanliness and general order in which it was found.

The Holidaymakers must report and pay to The Owners the cost of any damage or breakages made during their holiday occupancy.  

The Owners reserve the right to make a charge where guests have contravened  The Owners request for their property to be smoke free. 

(In order to comply with the Unfair Terms in Consumer Contracts Regulations 1999,  the amount of such a charge should not be more than the cost of cleaning the property, in this instance £300).

​The Holidaymakers right to occupy the Property may be forfeited without compensation if :

  • More people than declared at the time of booking, or before commencement of the holiday to The Manager, attempt to take up occupation.

  • Overnight guests are entertained without The Manager's express permission.

  • Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance.

  • Smoking in any of our properties.

​In the event of there being cause for complaint concerning a property, the matter shall be taken up with The Manager at once.  It is important that this is done whilst you are still at the property so that an on the spot investigation can be made if necessary and remedial action taken if required.

In no circumstances will compensation be considered for complaints raised after the holiday has ended when the Holidaymakers have denied The Manager the opportunity of investigating the complaint and endeavouring to remedy matters during the holiday.

 

The Manager, or their representative, shall be allowed access to the Property at any reasonable time during any holiday occupancy.

TARIFF

The prices shown on site are per property per week running from Saturday to Saturday in Shippen and Fernside and Friday to Friday in Hebe Cottage.

 

DEPOSIT & HOLIDAY INSURANCE

A non-refundable deposit representing 1/3 of the total cost plus holiday insurance is required to secure your booking. Please ensure that your chosen insurance policy covers all forms of travel delay and cancellation including adverse weather conditions.

PROVISIONAL RESERVATION (holding properties short term)

Provisional reservations will be re-let after 48 hours if the duly signed agreement and deposit has not been received. Payment are required via bank transfer.

HOLIDAY PAYMENT

The full balance for your holiday is due 12 weeks prior to your arrival date.  In the event that the balance is not paid within 14 days of due date, cancellation will be assumed with consequent loss of any deposit received along with request for full payment as per our cancellation policy.

ARRIVALS AND DEPARTURES- due to coronavirus and the increased cleaning regimes the times have been altered. 

All properties  are available from 17.00 on the day of arrival and must be vacated by 09.00 on the day of departure.  

It would be appreciated if you do not arrive early, as time is required to thoroughly clean the cottages between lets.

LINEN AND TOWELS

All bed linen & towels are provided.​

Smoking is strictly forbidden in all properties and grounds.  

 

CANCELLATION

In the event of cancellation with less than 12 weeks notice, the full cost of your holiday will be payable unless we are able to let or part let the cancelled period, in which case a proportional refund will be made at the end of the cancelled period.

 

It is an express condition of your booking that in the event of cancellation, or changes to the duration of the booking in any way -  the transfer of the booking to another party, or subletting of the property is forbidden.  We have a long waiting list of customers who will then be contacted to take the newly available dates.​

These Booking conditions apply to all confirmed bookings.

COVID MEASURES- UPDATED 12/06/2020

In the unlikely event a member of your party is required to self isolate  during your stay, you may not be able to leave the island, as the transport providers are unlikely to convey you back to St Mary's or the mainland. If you are required to remain on Bryher and that period of self isolation takes you beyond the end of your original booking, you will be liable for the rent for the additional time that you stay in our cottages.  As this will most likely require us to cancel the bookings of other guests, you will be liable for the rent for the entire week even if you were only to stay for part of that week; Hebe has a Friday changeover and Shippen and Fernside have a Saturday changeover.  We regret this situation, but naturally, we will need to refund those guests whose trips are cancelled as a result. 

 

If you are a guest whose trip is sadly cancelled in this way, we sympathise with your disappointment but trust that you understand the need for us to do so in these exceptional circumstances. We will make a full refund of any changes paid for accommodation, but regrettably, we will not be able to refund any other costs, such as flights, parking or ferries. We suggest that you review your travel insurance arrangements prior to travelling.

ACCESS STATEMENT

Our access statements do not contain personal opinions as to or suitability for those with access needs, but aims to accurately describe the facilities & services that we offer our visitors.

 

 

FERNSIDE

This wooden chalet bungalow is approached along the islands rough roads. The high water quay is 5 minutes walk away and the low water quay is 15 minutes walk away and can be accessed by the beach. There is no street lighting on Bryher.

 

The Accommodation 

You enter Fernside garden up 2 stess and into a sloping garden with a patio area to the right. The 2 steps into the kitchen are 20cm high. The front door is 76x66cm. The fitted kitchen has a bathroom door 66x77cm. Inside is a shower, toilet and handbasin. 

 

Leading of the kitchen is access to the spacious living area via 2 steps 12cm high. There is no door here but the dimensions are 66x77cm. There are 2 bedrooms with doors 74x76cm leading off to the right. There is a back stable door 88x78cm and an external step 20cm onto the area outside. The bed height for the 6ft bed is 60cm and the twin beds are 54cm. Fernside has laminate floors except the bedrooms which are shortpile carpeted and all bedding and cushions are non feather. The bathroom has a tiled floor. TV & DVD are remote controlled as is the Radio Tape & CD player. Fernside has a large sloping grassed garden.

SHIPPEN

This large granite built converted barn is approached along the islands rough road and then the farm track. The high water quay is 5 minutes walk away and the low water quay is 15 minutes walk away and can be accessed by the beach. There is no street lighting on Bryher.

 

The Accommodation

You enter the accommodation through the downstairs stable door, 88x78cm into the spacious bedroom. The bed is 6ft wide and the height is 61cm. The bathroom is en-suite and is entered through a door 74x76cm. There is a toilet vanity unit (both standard height) and a shower cubicle (step into shower 30cm). There are 2 windows in the bedroom and 1 in the bathroom. 

 

Upstairs then leads to a large open plan living area with 5 windows. The kitchen is compact and well fitted. In the living area there is a TV, DVD player & Radio Tape & CD Player all with remote controls. 

 

There is a back stable door 88x78cm and is accessed by wooden steps and a small landing which leads into the kitchen. Shippen is short pile carpeted except the kitchen which has laminate floors and the bathroom which has a tiled floor.

 

The bedding, sofa and chair cushions are non feather.

 

Shippen has a large garden entered by 2 shallow steps 10cm and has a slight incline to it.

HEBE

This wooden chalet bungalow is approached along the islands rough roads. The high water quay is 5 minutes walk away and the low water quay is 15 minutes walk away and can be accessed by the beach. There is no street lighting on Bryher.

 

The Accommodation

You enter Hebe through a small stable door 175x60cm into one small low beamed living room which has a kitchen, dining and living area. The height of the room is 180cm. The stairs are 20cm tread and lead to a small landing, with a 21cm step into the bedroom. There is a low beam over the stairs. 

 

The 70x180cm bedroom door opens into one room with 2 windows and a 53x193cm sliding door into the compact bathroom containing the toilet, vanity unit & shower. The step into the shower is 30cm. 

 

The cottage is short pile carpeted and all the bedding and cushions are non feather. The TV & DVD player are remote controlled as in the electric fire. 

 

Hebe has a large flat grassed garden shared with Veornica Farm and leads down to the beach.
